Xior purchases student residence in Lisbon for €58 million

Cuatrecasas advised Xior Student Housing on purchasing a student residence in Campo Pequeno from the TPG and Round Hill Capital groups for around €58 million.

Cuatrecasas’s multidisciplinary team was coordinated by Real Estate and Town Planning lawyer Sara Quaresma, and comprised lawyers Gonçalo Nogueira, David Pratas Brito and Raquel Moutinho, also from the Real Estate and Town Planning Practice; and Ana Helena Farinha and Tiago Martins de Oliveira, from the Tax Practice, in conjunction with Inês Dias Cardoso. Joana Mota Agostinho, from Intellectual Property and Data Protection, and Samantha Cyrne and Rodrigo Bastos Peixoto, from Corporate and M&A, were also included.

Xior Student Housing is a Belgian-based, listed company specializing in the acquisition and operation of student residences in various European cities. The residence it has now purchased was inaugurated in September 2022 and has 380 rooms spread over five floors, with a total gross built area of around 17,000 square meters. The building is the result of a joint venture between TPG and Round Hill Capital.

The student residence market has been growing in Portugal over the years, with Lisbon being one of the most attractive cities. According to Xior, 38% of the country’s higher education students (around 116,000) in the 2022-23 academic year were at institutions in the capital.

Cuatrecasas also advised Xior on the sale of two student residences in the past: the Odalys Campus Porto Granjo Centro in Porto and the Odalys Campus Lamas in Lisbon.
